Apartments at Botanica will be released in stages, with the first building available to move into in late Summer 2021, and all buildings expected to be available by Winter 2021.
HOW LONG DOES REFERENCING TAKE?
Referencing can take up to two weeks, though it can sometimes be faster. Make sure you take this into account when considering your move in date! Once you have passed referencing, we’ll be in touch to arrange your move in.
HOW DO I BOOK A VIEWING?
We are conducting both virtual and in person viewings at Botanica. Appointments are available between 10am and 4pm on Mondays to Fridays and Saturday. When conducting in person viewings onsite, we must ensure social distancing at all times. Therefore, we will be limit in person viewings to just two members of the same household. Your safety is of the upmost importance to us during this time and therefore request that you wear a mask, whilst our leasing team will wear a mask and gloves. As Botanica is still a construction site we might require you to wear additional PPE equipment (hardhat, gloves, high-vis vest). You will be required to wear sensible shoes during the viewing due to the access route to the show apartments. All show apartments, PPE and touchpoints are cleaned twice daily and after each viewing.

HOW DO I RESERVE AN APARTMENT?
We’ve taken the stress out of reserving an apartment. Your application can be completed through our online portal system. The process takes a few minutes and is managed by our onsite leasing team.
Let us know you’ve chosen your new home
We’ll need to establish the following basic terms via a Subject to Contract agreement; rent, deposit, lease length, preferred move-in date and permitted residents.
We’ll also require your identification and proof of address. If you are a non-UK resident, you will also be expected to provide your ‘Right to Rent’ documentation, for example your passport, a valid resident permit or visa.
We will require you to pay a holding deposit to reserve an apartment home (one week rent)
Referencing will begin as soon as all the above steps have been completed.
Your move in date will be confirmed once the apartment is ready and we’ve completed your referencing checks
DO I HAVE TO PAY A DEPOSIT?
Once all tenants have passed referencing checks, we will be in touch to confirm the next steps in reviewing and signing your Tenancy Agreement.
You will then be asked to pay your deposit and your first rental payment.
We understand paying a deposit might not be for everyone. Therefore, we offer two options
Pay deposit (5 weeks rent), which can be returned to you at the end of your tenancy
Use the Reposit Scheme (T&C)
If your tenancy starts midway through the month, your first rental payment will also cover the remainder of that month; future rent payments will be due on the 1st of each month thereafter.
HOW DOES REPOSIT WORK?
We have teamed up with Reposit, who offers a simple, safe, and affordable alternative to tenancy deposits.
Instead of paying a deposit at the start of your tenancy, simply pay Reposit a one-off, non-refundable membership charge.
As Reposit isn’t an insurance product, tenants simply agree to pay for any valid claims or damages at the end of the tenancy.

WHAT IS THE MOVE-IN PROCESS?
Once the application process is complete, reference checks passed, your tenancy agreement is signed, and funds received, we will then arrange with you a convenient time to meet with you on the day of your move-in to handover keys, complete a home induction, and help you settle into your new home.
HOW DO I GET MY DEPOSIT BACK?
Your deposit is protected by TDS, and refundable at the end of your tenancy. We process the return of your deposit within ten days after agreeing with you on charges applied to damages, if any, excluding normal wear and tear. If you’ve chosen the Reposit option no refund is needed (T&C).
WHAT METHOD OF PAYMENTS CAN I USE?
Your holding commitment, deposit and first rental payment can be paid via bank transfer into the account information with which we provide you at the time of application. Monthly rental payments can only be paid by Direct Debit.
DO THE APARTMENTS COME FURNISHED?
We love the idea of you being able to make your apartment your own! For that reason, even though we offer most of our apartments furnished we will keep a small number available to be let unfurnished, get in touch to find out more!
WHEN IS RENT DUE?
Rent is due on the 1st of each month by Standing Order, if rent in advance has been agreed then your rent will be due in line with the payment schedule set out in your tenancy agreement.
DO I NEED TO SET UP MY OWN WIFI?
All apartments are set up with fast WiFi access provided by Glide, this comes as an extra charge on top of your rent. Please get in touch with the onsite team for more information.
IS THERE CAR PARKING?
There are a limited number of secure car parking spaces located within Botanica that are available to rent.
IS SOMEONE AVAILABLE 24 HOURS?
While living in one of our apartments, you will benefit from services onsite to respond to any maintenance issues within the block.
Your maintenance and management team are also on hand to respond to any emergency such as flooding, power outages, or fire.
More information on what is considered an emergency, and who to contact out of hours when the front desk is not manned, can be found in your resident handbook provided on the day of move-in.

Please be aware that for the safety of our residents, not all amenities will be open 24/7. Opening times will be provided in the resident handbook provided on the day of move in.
ARE PETS ALLOWED?
Our apartments are pet friendly, but there are a few restrictions on the type, size and breed. As a general guide, small pets are ok, but medium and large ones might not be. You pay a little more rent for every pet you own, to cover the cost of cleaning and general wear and tear.
